For a meaningful comparison between quotes, always ask contractors to specify what's included in their per-sq-ft rate. Some include the boundary wall and main gate; others don't. A detailed scope document alongside the rate makes comparisons fair.

Key Factors That Affect the Rate

Number of stories is a major factor: multi-story homes need stronger foundations and columns, raising the rate by 8–12%. Soil conditions matter too—soft soil requires deeper or pile foundations that can add PKR 500–1,000/sq ft. Design complexity (curved walls, large spans, cantilevers) and material choices (imported fittings vs local) have a direct impact.

Labor rates also vary regionally. Lahore and Islamabad tend to be 15–20% higher than smaller cities like Multan or Faisalabad due to demand and cost of living. Always collect at least three localized quotes before finalizing your budget.
